These properties will be transferred by General Warranty Deed with insurable title. Title search will be performed for these properties.
Items 7 -16
These properties were acquired by the sellers due to delinquent tax sale deed and will be transferred by Quitclaim Deed only using the most recent deed description. No title search has been performed by the seller, auctioneer, or closing attorney. Title insurance will not be offered.
**Exception: Seller has ordered a title search for property on Riverfork Rd, Waterloo. This property will be sold with insurable title. Title insurance policy will take exception for tax sale.
Staggered Closing: This online only auction has a staggered closing. The staggered closing works as follows: All items will close in increments of 1 item every 4 minutes, until all lots are closed. The first lot will close at 12:00 PM. The next lot will close at 12:04 PM, etc.
Extended Bidding: This online only auction has an extended bidding feature. The closing time of a lot is automatically extended 4 minutes whenever a bid is placed in the last 4 minutes of the lot’s closing time. The bidding for the lot will close when a period of 4 minutes has expired without an additional bid.
Acceptable methods of payment for the earnest money deposit are: Cash (delivered in person to our office), certified funds, personal or company checks or wire transfer. Credit cards are not accepted for earnest money deposits. Bidder will have twenty-four (24) hours from the conclusion of the auction to return all documents along with the required earnest money deposit.
